Convenient town-centre location
The central location makes everyday access to shops, schools, nurseries, clinics and services easier. It is convenient both for people based in Szubin and those commuting to Bydgoszcz or other towns in the region, including via the S5.

A small, gated estate
The inner courtyard between the buildings is reserved for residents. Vehicle access is through a remotely controlled gate, and the grounds are monitored.
Entrances from Kościuszki and Młyńska streets provide convenient access while retaining the estate’s private character.

A green courtyard and space to relax
The shared grounds include planting, benches, a sandpit, paved paths and bicycle stands. A shared bicycle storage area is also provided in the cellar. Set back from street traffic, the courtyard gives residents a place for everyday relaxation.

Residents’ security and privacy
Gated grounds, monitoring, intercoms, lighting in shared areas and orderly entrances improve residents’ comfort. Wide stairwells and the private courtyard make everyday use of the estate easier.

Thoroughly modernised buildings
The buildings retain sound elements of the existing structure while gaining a new, functional layout. New floor structures and floors, roofing, extensions, and electrical, water, drainage, heating and internet installations have been completed.
The work includes mechanical ventilation with air inlets, polystyrene and mineral-wool insulation, PVC windows, and refurbished stairwells and shared areas. It supports building durability, residents’ comfort and reduced energy loss.
Modern boiler room and individual billing
A shared modern gas boiler room supplies heating and hot water. Apartments have individual heat, cold-water and hot-water meters in shared areas, so readings do not require entry to the apartment. The manager bills consumption according to meter readings and the applicable rules.
Solar panels for shared areas
Solar panels help supply shared-area lighting, estate installations and the boiler room, helping reduce part of the owners’ association’s energy costs.
Enhanced developer finish
Developer-finish apartments include smooth white walls, white electrical fittings, panel radiators in rooms and towel radiators in bathrooms, prepared water and drainage connections, a concealed WC frame, an intercom, internet with a fibre option, individual meters and an entrance door with two locks.
Selected finished and equipped apartments are also available. Individual finishing can be agreed after the scope, design and cost have been established.

Apartments for different needs
One- and two-room apartments of different sizes are available for singles, couples, seniors, first-time buyers and investors considering rental. Larger layouts may suit families, people needing an extra bedroom or a workspace.
Selected apartments have a terrace, mezzanine, separate entrance or patio view, or are already finished and equipped. The current specifications of each apartment are always given in its offer and the official price list.

Cellars, storage units and utility rooms
Selected apartments may have assigned cellars, storage units or utility rooms. These are not automatically available for every apartment.
The current price list specifies the availability, area, apartment assignment and price of each additional room.
Nearby parking
Parking is available near the estate, including on Sędziwoja Pałuki street across Kościuszki street. This does not mean that a particular parking space is assigned with the apartment.
Owners’ association and property manager
The property is managed by the owners’ association. The property manager is Krzysztof Mikietyński.
The manager handles shared-property operations, charge settlements, maintenance and repairs, technical matters, cooperation with the owners’ association and cleaning. The manager does not sell the apartments and is not responsible for the content of sales offers.

Buy without commission
Sales are handled directly by iHome s.c.: Andrzej Byczyński, Iwona Matuszczak and Radosław Sowiński. The buyer pays no brokerage commission.
For a transaction subject to VAT, the 2% PCC tax does not apply. Tax details are confirmed individually for each transaction.
